If you have full VA entitlement, there are no loan limits — you can borrow as much as a lender will approve. Loan limits only apply if you have remaining (reduced) entitlement.

2026 VA Loan Conforming Limits by NC County
Standard conforming limit: $806,500. This covers the vast majority of North Carolina counties including Wake, Mecklenburg, Guilford, and Forsyth.
Certain high-cost counties may qualify for elevated limits. Check FHFA guidelines annually for updated figures for your specific county.
Veterans who have never used their VA benefit or have fully restored their entitlement face no county-based cap on purchase price.
The VA guarantees up to 25% of the conforming limit as bonus entitlement. Above that, a down payment of 25% of the excess is required.
